Dobbs Ferry Residence

EMWPC successfully guided this project through a complex series of municipal authorizations. These approvals included: subdivision, Planning Board, State Environmental Quality Review, Architectural Review Board, tree preservation, and building permit. As a result, the client was able to subdivide the lot and create an additional lot for development of this new residence.

The site presented a number of challenges, including steep slopes and a location adjacent to the Old Croton Aqueduct State Park. From schematic design through construction documents, EMWPC worked to create a quality design that provided maximum value to the client while working in harmony with the unique site and neighboring community. Construction was completed in 2005 and the residence sold for over 1.75 million dollars.

Ludlow Apartment Building
EMWPC provided comprehensive planning and design services for this 70-unit apartment building located in southwest Yonkers. We coordinated the City of Yonkers approval process including the preparation of application materials, architectural plans and supporting documentation and in the spring of 2007 obtained site plan approval from the Yonkers City Planning Department.

Ludlow Appartments
The Stone Building
Situated at the geographic center of the Village of Haverstraw, The Stone Building was a deteriorated 36,000 square foot industrial building. GDC purchased the building with the goal of having it contribute to the rebirth of the Village’s downtown business district. As a result of a gut rehabilitation, The Stone Building now houses a satellite campus of Rockland Community College, the River Stone Antiques and Design Center and an art gallery. The building is now fully occupied and is contributing to the revitalization of this historic downtown.
